        I am about to start a project with a solid brick house, (225), we are supporting the joists inside a 200mm layer of PIR insulation sitting on battens fixed to the bricks. There will be an airtight layer in the insulating layer. Supporting joists in the way is an expensive solution to the condensation issue with the timber end. Does anyone know a better way around this problem and does anyone have practical experience of rotting of the joist ends?

        Has anyone used a stop similar to a cavity tray between the insulation and the inner brick face with weep vents inserted in the lower brick course to drain any condensation that does not permeate through the bricks to the outside?
