MATTR Projects is a London-based residential main contractor specialising in the refurbishment, extension and retrofit of period homes. Founded by Alex Tinker, who holds a degree in Construction Project and Commercial Management from the University of Westminster and brings over a decade of hands-on delivery experience, MATTR works closely with architects and design teams to deliver high quality residential projects that combine traditional craftsmanship with modern building performance. The company takes a fabric first approach to construction, with a particular focus on low energy retrofit and improving the thermal performance of existing homes. MATTR has worked alongside North Architects, an AECB member and Passivhaus designer, on 2 projects in London - a completed deep retrofit of a Victorian home in East Finchley - taken back to brick and rebuilt to Passivhaus principles, with MVHR, triple glazing, ASHP, solar PV and natural insulation - and an ongoing whole-house reconfiguration of an 1876 four-storey property in Bethnal Green. Both projects have required the team to deliver to a standard that goes well beyond current Building Regulations. A Federation of Master Builders member, MATTR is committed to raising the quality and environmental performance of residential construction in London.

Victorian Deep Retrofits to Passivhaus Standard — East Finchley N2 & Bethnal Green E2
A nine-month deep retrofit of a Victorian home in East Finchley, rebuilt to Passivhaus principles with the Passivhaus-approved team at North Architects. The scope covered rear extensions, a new roof and a complete back-to-brick refurbishment, with triple-glazed windows, an air source heat pump, underfloor heating, solar PV and an MVHR system throughout. Natural cork and hemp insulation improved thermal performance using low-impact materials. The best measure of the project isn't in the photographs - it's in the client's energy bills, which have dropped dramatically since they moved back in. Also currently on site: an 1876 four-storey Victorian in Bethnal Green, being reconfigured as a multi-generational family home with two rear extensions and a fabric-first performance upgrade. Wood fibre insulation, breathable lime plasters, triple-glazed timber windows and an air source heat pump, again in collaboration with North Architects.
