scope: Barn Conversion of 2 grade 2 listed barns

aims: Full refurbishment of 2 grade 2 listed barns to create a single low energy 5 bed family home minimising waste in construction and operation.

measures: The project featured an air source heat pump, insulation throughout to twice the level of the current building regulations, recycling of on site hardcore from demolitions, recycling of on site timber, LED lighting throughout, low flush WC\’s, aerating showers and clay lump construction. A rated appliances.

monitoring: OWL energy monitoring of electricity use shows annual electric bill of £950 for a 300m2 property, no gas or oil. £600 over summer 6 months and £350 over winter six months. The use of LED lighting throughout has reduced lighting energy requirements by 94%. i.e.. 3W LEDs replaced 50W halogens. Water use running at 67m3 per year.
